The Cottage at the Brown Family Farm
Welcome to your home away from home!!!
We are so happy to have you here at the Brown Family Farm Airbnb! We couldn’t be more pleased that you chose to stay with us. We are Eric & Adrienne Brown. We are originally from Connecticut but have been residents of East TN since 2013 and we absolutely love our life here! As of the time of this bio, we have 3 boys and 1 princess, dogs, cats, chickens, goats, pigs, alpaca, donkeys, and horses…as well as a couple other equine friends who reside here. We purchased this property in July of 2021 and are enjoying every moment of bringing this property back to its original use as a small farm. The adventures never seem to end…neither does our project list. 😊
House Rules

For all emergencies please dial 911!

No smoking/vaping in the apartment. Feel free to use tobacco products on the apartment’s deck. For safety reasons, there is absolutely no smoking in or near the smoke house! Please do not flick butts into anywhere on the property.

No food or drink (except for water) in any bedroom.

Please leave the apartment locked whenever you are not home.

Please do not lock the apartment door handle. It needs a key!

Please respect the property map boundaries shown below and do not enter any of the animal’s areas without a host present.

The right 2/3 of the driveway (facing the house) is reserved for the Cottage. If you need additional parking options, please contact us.

Shopping
Historic Downtown Lenoir City is only minutes from the farm. It’s a growing area that hosts a few great shops and store fronts.

Turkey Creek is conveniently located about just under 15 minutes from here. Turkey Creek contains a ton of shopping options from high-end furniture/clothing to Walmart/Target.

Security/ Technology
You may notice a security camera facing the access way off the driveway. This allows us to monitor our property remotely for your security and ours. There are absolutely NO cameras/surveillance devices in the unit. It’s against the law, against Airbnb policy, and we respect our guest’s privacy.
Trail Rides
All Brown Family Farm guests receive a discount on our Trail Rides. Check your welcome message through Airbnb for the discount code to use at checkout. Please contact us with any questions!

Courtesy to our Other Guests
The BFF Cottage is one of two short-term rental units within the home. The downstairs unit (the BFF Studio) is completely separate from the Cottage. Nothing is shared between units other than common utilities and the driveway. As the occupants of the upstairs unit, please be courteous to your neighbors downstairs and we will ask for them to do the same for you! If there are any issues, please contact us immediately.
Hot tub rules

Leave the hot tub the way you found it. That includes leaving the top securely fashioned and filter/heat running.

Do not unplug the hot tub for any reason.

Temperature should be left in the 99-101 F range.

No food or drink while in the hot tub.

Two people maximum at one time.

Children under 12 not permitted.

Do not use this hot tub if you have health conditions which would be negatively affected.

No electronic devices anywhere near the hot tub.

Please respect our space as if it were your own.

Any damage done to the hot tub will be charged to the guest(s).
Check-out Instructions
As guests, we encourage you to do as little or as much cleanup as you are comfortable with prior to check-out. As a courtesy, most guests toss their used towels and linens in a pile or in the laundry room. If you opt to check-out early, we certainly appreciate being informed! Please contact us with any questions not answered in this guide book.
